Roedean Crescent, Brighton

A vacant plot in the east Brighton area of Roedean offers ample space, situated in the elevated levels in the hilltops of the city. Properties in the road vary strongly in size, bulk, height and styles. Their location offers views over the marina and the sea, the rear of the site backs on to the golf course.

ROA explored the development potential by respecting the suburban character of the neighbourhood, integrating views and openness within the building. It was established that three identical buildings would be an appropriate response provided these allowed visual and spacial openness towards the buildings and from within the buildings.

The steep slope of the site offered the opportunity of creating a basement, opening up at the ground levels of the site entrance and allowing the two storey building above ground to be unobtrusive. The grand, open plan ground floor is jutting out over the forecourt in an abstract reference to boats in this coastal area. The first floor materiality is somewhat heavier, grey bricks.

With large glazed areas and the merging of the neutral clay materials with the lighter and softer timber cladding balance is restored and the building rest in itself. The flow of the horizontal cladding from the projecting building, which runs at an angled roof overhang towards the two storey brick cubes, brings a subtle dynamic to break any sense of static. It invites, embraces and opens up, as much as it guards and protects.
